What happens then?
Our team finds quarter-acre investment property, negotiates with the seller, checks for liens, checks if the lot is buildable and high quality. We then organize the purchase and even pay the closing costs. Only then you send your funds to the title company and receive the title about 2 weeks later. We help you with setting up a tax-free structure and transfer the title to that. The lot price includes a small fee (typically $1,000/lot) for our work.
How can it be tax-free?
We have team members who are experts in setting up the self-directed real estate Roth IRA. Under certain circumstances you are also eligible for a Solo 401(k) plan. Funding can come from your existing 401(k), old 401k, IRA, LLC or cash.
What this is not
• We don't charge you anything upfront, you only pay the title company and you get the title to your lot two weeks later.
• We don't take your money and manage it. You are in 100% control and own each lot outright.
• We don't recommend a quick sale. Typicall the biggest profits will be made by holding lots longterm.
• Vacant lots typically have lower risks that stocks, mutual funds, or bonds (But of course every investment has its risks.)
